Zoning involves splitting an HVAC system into zones to more effectively distribute conditioned air where it’s needed. Larger houses are frequently zoned, with thermostats on different levels to control the conditions in different parts of the house, however, zoning is often used in other situations where central heating and cooling needs to be optimized:

  • Basement, either finished or unfinished
  • Finished attics
  • Spaces with high ceilings
  • Rooms over a garage
  • Sunrooms and three-season porches
  • Homes with large floor plans and one or more wings

HVAC zoning involves dividing your home into different areas or ‘zones’, each controlled independently for heating and cooling. This system often uses multiple thermostats connected to a central control panel, managing the opening and closing of dampers within the ductwork of your HVAC system.

How Zoning Works

  • Multiple Thermostats: Each zone has its own thermostat for personalized temperature control.
  • Central Control Panel: Manages the opening and closing of dampers in the ductwork based on thermostat settings.
  • Dampers: Placed in the ductwork to regulate and redirect air to specific zones of the house.

Zoning With Ductless Mini-Splits

Another way to accomplish zoning in a home is to install a ductless mini-split system. They are often used to condition the air in only one room, such as an attic or sunroom, though you have the option of installing multiple heads to each unit if desired. A head is an individual indoor unit that is connected to the outdoor unit and provides cooling or heating to a room or area.

These systems give you “zone control” over different rooms, or zones, in your home. You can cool one room, heat another, and ignore others. They are ideal for situations where a home is not equipped with air ducts and it is not practical to upgrade to central heating and cooling.
